| INFORMATION FOR LANDLORDS &TENANTS
THE TERMS
An assured shorthold tenancy agreement is a legal document
to which both the tenant and the landlord are bound by its
terms. This agreement is normally for a period of 6 months
however with increasing demand from tenants who are on shorter
term employment contracts, most landlords now allow a degree
of flexibility regarding an earlier release from contract
This must be by prior agreement and included in writing in
the form of an addendum to the 6 month assured shorthold tenancy
agreement to be signed.
Properties can also be let for
the following periods.
Periodic: All inclusive rate usually a weekly holiday rental
with an all-in figure which takes into account all utility
expenses and other features such as maid service and laundry.
The rate will vary according to tourist terms e.g. Low, Medium
& High Season.
Properties can be furnished or unfurnished, however the ratio
of demand for furnished properties in the Marina dictates
that landlords are usually advised to fully furnish apartments.
Requirements of Tenancies:
One month’s rent in advance, plus a Bond; Furnished
1.5 x monthly rent. Unfurnished 1 x monthly rent.
The Bond is held in a special client holding account and is
used to replace, repair damages, refurbish and/or in cases
of poor domestic cleaning evident on termination.
In the event of any dispute, the bond repayment will be withheld
until any problems are fully resolved. If no such contingencies
arise the bond is returned complete when the tenancy expires.
Inventories:
Require special attention as they are the information given
of apartment standard and content at the onset of tenancy.
M.Q.P. will prepare an inventory in good faith, presenting
this to the tenant with a set timescale for any dialogue regarding
discrepancies of any sort. Once the inventory is signed by
both tenant and landlord, it is deemed an accurate and binding
record of contents and condition of the apartment.
Premature termination of tenancy:
If a tenancy is terminated without notice before its agreed
term, the tenant is still deemed responsible for the rental,
unless the landlord, via discussion determines a compromise.
Utilities:
In most cases, except a holiday rental, the tenant is responsible
for; Council Tax, Gas, Electricity, Water Rates and T.V. Licence.
Reference requirements:
2 References – One Bank reference PLUS, either current
employer or previous landlord.
Contract charges:
M.Q.P. currently charge an administration fee of £150.00
plus VAT to set up a new tenancy.
Accommodation standards:
The condition and location of the apartment is reflected in
the rental rate applied. We are happy to discuss and advise
on apartment standards. Be aware that we try to ensure that
apartments are of an acceptable standard in all cases.
Insurance:
Can be arranged through this office for either tenant or landlord,
and whilst not mandatory, is advisable, especially for the
tenant to cover personal belongings. i.e. computer.
Pets: Can only be accommodated with written confirmation from
the landlord, not the agency.
Smoking: Please be aware that some landlords adopt a no-smoking
policy for their apartment. Tenants must disclose their preference.
Any other information regarding tenancies can be obtained
from the office below.
N.B. Re-direction of Mail:
It must be clearly understood that it is the responsibility
of the outgoing tenant to arrange for re-direction of mail
prior to date of vacating. Due to sheer volume we cannot provide
this service and MQP STAFF ARE INSTRUCTED NOT TO RECEIVE,
HOLD OR FORWARD ANY MAIL FOR TENANTS OR LANDLORDS. We would
therefore appreciate your co-operation in not making such
a request.
